We started off with the foundation on 6/15/09 to include 20'+- Deep cassions on 10' centers and 18"x18" gradebeam connections. Existing foundation is reinforced with a 5'x60' retaining wall with a 32" spread footing wrapped at a 4' offset. The wall are convetional framed for a second story addition. Exterior finish and paint started in late Semptember and custom doors installed in early October.
The interior finish was started in late July to include wayns coat walls 10" custom crown molding, custon entry landings, piant, carpet and various molding detail.
The landscape is a LambCon Original Hillside Design™. We started the INSTALLATION in early September and includes over 400' of low garden tie retaining walls traversing and reinforcing the hillside, 800+ sqft of Premium SOD on three levels, 20 Tons of DG (decomposed granite) walkway surface, 800 sqft of 3 color stamped concrete walkway and 1000+ sqft of Planter space- complete with a 5 station sprinkler system on timers.
The landscape design was a MAJOR challange. Our goal was to make a completely unusable slope (1-1 slope) into a usable back yard with as much flat space and usability as possible. It started with major excavations, grading and compaction. We removed and recompacted to design over 1000 cubic yards of material over 2 months. Once we passed soils engineering and testing we began the INSTALLATION you can veiw in the photos that follow.
